Construction on Northeast Indiana’s Next Shell Building Begins

Developers of Fort Wayne’s new Amazon Delivery Station again adding to region’s building inventory in partnership with the City of Fort Wayne

Construction on Fort Wayne’s latest shell building is now officially underway. Fort Wayne Deputy Mayor Karl Bandemer, Community Development Director Nancy Townsend, and Greater Fort Wayne Inc. President & CEO John Urbahns today joined representatives from Great Lakes Capital and The Hagerman Group for a groundbreaking ceremony marking the start of construction at 8645 Aviation Drive.

“Individually and collectively, our firms have a growing track record of effective public-private partnerships that have resulted in catalytic projects across Indiana and beyond. We are excited to be providing another important economic development tool for and with the City of Fort Wayne,” stated Jeff Hagerman and Ryan Rans of The Hagerman Group and Great Lakes Capital, respectively.

Shell buildings spur economic growth by providing build-out ready buildings for businesses that are locating or expanding in Fort Wayne. “As we just witnessed with the development of the Amazon Delivery Station on Avionics Drive, companies desire buildings they can complete to their unique specifications as quickly as possible,” said Fort Wayne Mayor Tom Henry. “I’m encouraged by the continued successes we’re experiencing with public-private partnerships to enhance economic development opportunities and bring new jobs to Fort Wayne.”

The new building will be located on a 21.03-acre site near Fort Wayne International Airport with easy access to I-69 and I-469. It will offer 150,000 square feet of space and can be expanded to 240,000 square feet. The $6.5 million project will be completed in the second quarter of 2021.

The Fort Wayne Redevelopment Commission assists developers through reimbursement of interest expenses during the construction and lease-up period. “Our history shows shell buildings fuel job creation and retention,” said Townsend. “This positive economic impact demonstrates why it’s so important to partner with the private sector to lessen some of the developer’s risk. Without the partnership, this work would not get done.”
